The Best Multifamily Project of 2025: Magnolia Gardens
Crystal Window & Door Systems, in New York, continues to lead the commercial vinyl window market with its latest contribution to Magnolia Gardens, a thoughtfully designed transitional housing community located at 39-03 College Point Boulevard in Flushing, NY. This new ground-up development delivers 90 units of critically needed housing for families and children seeking stability, combining modern architectural expression with long-term sustainability. For this project, Crystal supplied high-performance commercial MAGNUS Series 4500 uPVC windows, including casement and fixed configurations engineered to meet the demands of large-scale, energy-efficient construction. Magnolia Gardens has also received industry recognition, being featured in the Mid Atlantic Real Estate Journal and earning Crystal the Best Multifamily Project of 2025 award from Mid Atlantic Real Estate Journal (MAREJ). The building’s striking L-shaped design features a vibrant six-story corner façade complemented by more traditional seven-story elements. Inside, residents benefit from bright, well-appointed living spaces enhanced by expansive window configurations that maximize natural light and exterior views. Engineered for Performance Crystal’s MAGNUS Series 4500 windows played a key role in supporting the building’s environmental goals. Designed with advanced uPVC framing, these windows combine the structural strength of aluminum with the superior thermal efficiency and sound insulation of vinyl—making them an ideal solution for modern multifamily construction. The project incorporated 273 MAGNUS Series 4500 windows, many configured as large, multi-lite systems using master frames and T-mullion combinations. These included inswing casements paired with fixed lites, as well as integrated solutions featuring HVAC louvers and insulated panels to meet specific building requirements. Large-format window combinations—spanning up to 72” x 72” horizontally and 48” x 82” vertically—provide expansive daylighting while maintaining structural integrity and thermal performance. Advanced Glass & Sustainability All units were outfitted with 1-1/4” insulated glass units (IGUs), incorporating high-performance low-E coatings and laminated glass options to enhance energy efficiency, occupant safety, and acoustic comfort. These systems contribute to Magnolia Gardens’ compliance with Enterprise Green Communities standards and Passive House (PHIUS) design principles—supporting reduced energy consumption and long-term building performance. Built for Community Impact Beyond performance, Magnolia Gardens represents a meaningful investment in community wellbeing. Developed in partnership with leading organizations focused on housing accessibility, the project provides not only shelter, but also critical support services including job training, financial counseling, and family resources. Designed for Performance, Built for Impact To support the project’s design intent, Crystal supplied over 300 high-performance windows and doors, engineered to enhance natural light, maximize views, and meet demanding energy efficiency standards. The building’s façade showcases a dynamic combination of window styles, including sliding, double-hung, fixed, and casement configurations. Large, mulled window combinations—some spanning up to 8 feet wide by over 7 feet tall—create expansive openings that flood interiors with daylight while maintaining structural integrity and thermal performance. Expansive Views, Seamless Integration A defining feature of The Mosaic is its use of large-format window assemblies. By integrating multiple units into cohesive systems, the design achieves a balance of scale, symmetry, and functionality. These configurations not only elevate the building’s exterior aesthetic but also provide residents with uninterrupted sightlines and a stronger connection to the surrounding neighborhood. Engineered for Everyday Living Beyond visual appeal, every product was selected with performance in mind. Durable materials, precision engineering, and advanced glazing systems ensure long-term reliability, energy efficiency, and ease of operation. Sliding windows feature smooth-glide rollers and reinforced tracks for effortless use, while double-hung windows offer tilt-in functionality for simplified maintenance. Fixed and casement systems complement the design with clean sightlines and enhanced ventilation where needed. Indoor-Outdoor Living, Elevated Private balconies and terraces are seamlessly integrated into many of the residences, supported by high-performance sliding and swing doors.
