Crystal Window & Door Systems, in New York, continues to lead the commercial vinyl window market with its latest contribution to Magnolia Gardens, a thoughtfully designed transitional housing community located at 39-03 College Point Boulevard in Flushing, NY. This new ground-up development delivers 90 units of critically needed housing for families and children seeking stability, combining modern architectural expression with long-term sustainability. For this project, Crystal supplied high-performance commercial MAGNUS Series 4500 uPVC windows, including casement and fixed configurations engineered to meet the demands of large-scale, energy-efficient construction. Magnolia Gardens has also received industry recognition, being featured in the Mid Atlantic Real Estate Journal and earning Crystal the Best Multifamily Project of 2025 award from Mid Atlantic Real Estate Journal (MAREJ). The building’s striking L-shaped design features a vibrant six-story corner façade complemented by more traditional seven-story elements. Inside, residents benefit from bright, well-appointed living spaces enhanced by expansive window configurations that maximize natural light and exterior views. Engineered for Performance Crystal’s MAGNUS Series 4500 windows played a key role in supporting the building’s environmental goals. Designed with advanced uPVC framing, these windows combine the structural strength of aluminum with the superior thermal efficiency and sound insulation of vinyl—making them an ideal solution for modern multifamily construction. The project incorporated 273 MAGNUS Series 4500 windows, many configured as large, multi-lite systems using master frames and T-mullion combinations. These included inswing casements paired with fixed lites, as well as integrated solutions featuring HVAC louvers and insulated panels to meet specific building requirements. Large-format window combinations—spanning up to 72” x 72” horizontally and 48” x 82” vertically—provide expansive daylighting while maintaining structural integrity and thermal performance. Advanced Glass & Sustainability All units were outfitted with 1-1/4” insulated glass units (IGUs), incorporating high-performance low-E coatings and laminated glass options to enhance energy efficiency, occupant safety, and acoustic comfort.
